NSW Government says a licence or certificate is required for residential general building work above $5,000 including labour, materials and GST, and its scope expressly includes constructing or erecting a garage, carport or shed.
That does not make every door adjustment a garage construction project, so Sydney campaigns must distinguish door service and like-for-like replacement from a new structure or altered opening. NSW also requires a licence or certificate for electrical wiring work regardless of value, while equipment connected beyond a socket outlet is treated differently from fixed wiring under the published definition.
The contractor should determine the actual scope rather than having an ad label every opener job “electrical”. Parramatta, Penrith, Liverpool and the Sutherland Shire create a large travel footprint, so the form should establish the real service zone and vehicle access before offering an inspection. Unsafe springs, cables or an unstable door must be assessed on site; copy should never coach the homeowner through a test.
