ACT Government building-approval guidance says an external door or window alteration can be exempt only when stated conditions are met, including relevant building classes, an existing occupancy certificate, an opening span no greater than two metres and no adverse structural, fire-safety or code effect.
A Canberra ad should therefore avoid saying that every changed garage opening is approval-free. ACT responsibility guidance also says builders need the appropriate licence for work requiring building approval and electrical wiring must be carried out by a licensed electrician.
The official building-approval documentation guideline highlights another local distinction: a garage door designed for a single dwelling may not suit the frequency and users of a multi-unit garage, and maintenance information matters. Belconnen, Gungahlin, Tuggeranong and Woden Valley should be mapped to real service capacity. A strata or multi-unit lead path should collect access arrangements, usage, responsible party and records rather than sharing the same questions as a domestic remote replacement.
