The 2021 Census recorded 56.8% of occupied private dwellings in the Gold Coast local government area as separate houses, 20.6% as semi-detached, terrace or townhouse dwellings and 21.7% as flats or apartments. That mix supports asking for property type before service detail. A switchboard enquiry at a detached home, a lighting job inside an apartment and a fault involving shared utility infrastructure can have different access and approval paths.
The figures describe dwelling structure across the local government area; they do not reveal the condition of an individual electrical installation or prove demand for any service. The same Census recorded 33.8% of occupied private dwellings as rented. Queensland Residential Tenancies Authority guidance lists a dangerous electrical fault and a failure or breakdown of electricity supply as emergency repairs.
It says a tenant should try the property manager, owner or nominated repairer before arranging a suitably qualified person under the stated emergency-repair process. A campaign can collect tenant, owner, property-manager and nominated-repairer context and show the business’s approved urgent pathway. It should not give legal advice, promise reimbursement or imply that every tenant can authorise planned work.
Apartment and townhouse enquiries need a separate authority check. Queensland body corporate guidance says the survey plan and community management statement help determine lot and common-property boundaries. Its utility-infrastructure guidance says the body corporate is usually responsible for infrastructure that is part of common property, while a lot owner is generally responsible where infrastructure serves only one lot, sits within the lot boundaries and is not within a boundary structure.
02The campaign setup
The form can ask whether the issue appears inside the lot, on common property or connected with shared services, but the customer should not be expected to make a legal or electrical determination. The authorised owner, body corporate and electrician can confirm responsibility and access after contact. This distinction also matters for EV charging.
The Gold Coast Census recorded an average of 1.9 motor vehicles per occupied dwelling, but that number does not measure EV ownership or charger demand. Queensland body corporate guidance for electric vehicles says an owner considering a charger for an individual lot should first check the scheme’s approval requirements. Energex currently states that dedicated EV charging equipment above 20A needs Active Device Management and describes network-device or dynamic-connection pathways, Electrical Work Requests and possible supply-upgrade steps.
A useful lead form can ask about the property and parking type, ownership or body-corporate status, vehicle, existing charging arrangement, solar, preferred charger and charging goal. It must leave switchboard capacity, phase, tariff, metering, equipment, approval and connection decisions to the licensed contractor, body corporate, retailer and Energex process. Energex identifies the Gold Coast inside its South East Queensland distribution area and provides an Outage Finder for planned and unplanned supply interruptions.
Fault advertising should therefore ask whether nearby premises are affected and show the Energex route before treating every loss of power as private electrical work. Fallen powerlines, shocks, tingles, fire, smoke, sparking or exposed live parts need the approved emergency message; the form must never instruct someone to approach, open, remove, touch or repeatedly reset equipment. Queensland requires an electrical contractor licence to perform electrical work for others as a business.
03Claims and hand-off
Current advertising rules require the licensed or registered business name, a statement that the holder is licensed under the Electrical Safety Act and the identifying electrical contractor licence number, subject to the placement-specific guidance for linked online ads. After relevant work, Queensland distinguishes certificates of testing and safety from certificates of testing and compliance. An ad, lead, estimate or booking is none of those documents.
Historical electrical creative frequently used free-quote, same-day, 24/7, fixed-price and urgency wording, but previous use is not evidence that a new claim is accurate. Each Gold Coast advertiser should substantiate its current hours, response process, quote inclusions, price scope, licence, service area and availability.
Southport, Robina, Burleigh Heads and Coomera belong in one campaign only where the actual roster, accepted work and travel terms support the same promise; otherwise the targeting and message should be split or excluded rather than presenting the whole city as one uniform service zone.
