The practical details below shape the message, qualification questions and handover before a campaign goes live.

01The local market

A Gold Coast campaign should begin with the contractor's real service territory. Southport and Robina may fit one roster, while Burleigh Heads, Coomera, the hinterland or an address across the Queensland and New South Wales border can involve different travel, licence, call-out and attendance terms. Ask for the suburb or postcode before promising availability.

Use separate northern, central, southern and hinterland ad sets only where the team actually changes its offer or scheduling, not as a way to publish thin suburb pages. Property type should change both the message and the form. The 2021 Census QuickStats for the Gold Coast local government area recorded 56.8% of occupied private dwellings as separate houses, 20.6% as semi-detached, row or terrace houses and townhouses, and 21.7% as flats or apartments.

These dated council-area figures do not describe every suburb or current lead, but they justify separate qualification for houses, townhouses, units, rental properties and managed buildings rather than assuming every prospect owns a detached home with unrestricted outdoor-unit access. Apartment, rental and body-corporate leads need an authority branch before a site promise.

Queensland Government guidance says installing air conditioning can be an improvement to a lot, exclusive-use area or common property and the required approval depends on the scheme, location and cost. The Residential Tenancies Authority also lists air conditioners as fixtures and explains that a tenant in a body-corporate property may need to use Form 23 when the by-laws require approval.

Ask who owns the property, whether a body corporate applies, where the condenser and pipework may go, whether common property is affected, and who can approve penetrations, access, work hours and a quote.

Gold Coast climate statistics support cooling and moisture-aware creative without predicting demand or diagnosing equipment. Bureau of Meteorology long-term figures for Gold Coast Seaway report a January mean maximum of 28.9°C, January mean 9 am relative humidity of 70% and annual mean rainfall of 1,302.2 mm. Treat those elements as dated operator-specific claims that require current evidence, not a template to copy. Queensland mechanical-services scope must match the work advertised. The Queensland Building and Construction Commission lists unlimited-design, limited-design and occupational air-conditioning and refrigeration licence classes.

Contractor, nominee, design and occupational responsibilities are not interchangeable. Check the current class and exact scope before advertising design, installation, replacement, repair, maintenance or commissioning, and do not imply that one person or credential covers every building, electrical and refrigerant activity. Electrical and refrigerant authorities remain separate.

WorkSafe Queensland says a restricted refrigeration and air-conditioning electrical licence permits only specified incidental electrical work and does not permit electrical installation work. The Australian Government separately requires a Refrigerant Handling Licence where work with regulated refrigerant could cause leakage, including installation, commissioning, service, maintenance and decommissioning.

Forms can collect the system type, fault and switchboard context, but advertising should not imply that a refrigerant or restricted electrical authority covers a new circuit or unrelated electrical work.

Outdoor-unit noise needs to be qualified before placement or quiet-operation claims are made. Queensland's noise-regulation guidance says the default standard for air-conditioning and refrigeration equipment is no more than 5dB(A) above background from 7 am to 10 pm and no more than 3dB(A) above background from 10 pm to 7 am, unless a council has prescribed another standard. The Energy Rating label also reports indoor and outdoor sound levels at full power.

03Claims and hand-off

Ask about neighbouring bedrooms, balconies, boundaries, reflective walls, equipment data and body-corporate rules; do not promise silent operation, unrestricted overnight use or compliance at every site. Efficiency comparisons should use the customer's postcode and comparable equipment. The Australian Government's Zoned Energy Rating Label provides climate-zone heating and cooling ratings, capacity, estimated annual energy use and noise information.

Its guidance says to compare models with similar sizes and features and explains that label figures use standard assumptions, so actual use can vary. A star rating, inverter, Wi-Fi control or new model does not prove a household's bill reduction. Collect the rooms, layout, glazing, insulation, occupancy, existing system, tariff and usage before presenting a product or saving claim.

Price, discount, finance and warranty creative needs a complete offer record. State the model and capacity, standard-install assumptions, GST, electrical allowance, access, mounting and drainage, travel area, exclusions, offer dates, stock position, written warranty terms and evidence for any previous price. Apartment access, after-hours work, core drilling, roof or height access and body-corporate conditions can materially change the job.

A starting price should not be presented as the likely final price for every Gold Coast property. Fault, cleaning and indoor-air claims should stay within the available evidence. Water, odour, dust, weak airflow, corrosion, an error code or high electricity use can have several causes, and a lead form is not a diagnosis.

Avoid claiming that servicing will remove all mould, cure allergies, make air healthy, restore a stated efficiency percentage or prevent every breakdown without suitable product, test and site evidence. The ACCC says businesses must be able to substantiate claims about a product or service's qualities and benefits. The hand-off should tell the prospect exactly what happens next.

Collect safe observations, suburb, decision-maker and approval status, building access, preferred contact window and timing, then state whether the team will call, review photos, book a service, arrange an assessment or prepare a conditional quote.
