The 2021 ABS QuickStats for Greater Geelong recorded 89,397 separate houses, representing 86.4% of occupied private dwellings. That dated local-government-area measure does not describe every property in Belmont, Highton, Newtown or Lara, but it supports a house-specific qualification path rather than a generic statewide form. The form should ask whether the roof is tile, slate, metal or unknown; whether the request concerns a leak, broken material, bedding and pointing, coating, gutters or replacement; and whether the building is single or multi-storey.
Victoria’s Building and Plumbing Commission says the Domestic Builder limited roof-tiling class covers initial tiling plus repair and renovation of existing tiled roofs, including work such as re-pointing, sarking, tile cutting, bedding and pointing. It says metal-roof work can be undertaken only by registered or licensed plumbers. Campaign copy should therefore name the actual service and practitioner scope instead of treating one “restoration” credential as authority for tiles, painting, metal roofing, drainage and structural work.
Greater Geelong’s planning scheme also applies Heritage Overlay controls to listed places and associated land. An address in an overlay may need a property-specific planning check before visible roof materials, form or other external work is changed, so Newtown or other heritage-area enquiries should branch to an approval check rather than receive a blanket “no permit needed” claim. Older or unknown fibre-cement roofing must be screened before cleaning or coating, and customers should never be encouraged to disturb material or access the roof.
