New-home advertising must not turn a duty setting into “no costs” or “no deposit”, because deposit, legal, valuation, insurance, lender and construction costs remain separate. Refinance enquiries should identify fixed-rate expiry, discharge costs and whether a longer term drives the advertised repayment.
Investor and self-employed cases need distinct evidence and product assessment; neither postcode nor profession proves serviceability. Urgent contract leads should be told that finance clauses and legal deadlines require advice from their solicitor, while the broker handles the credit process.
