Melbourne demolition services lead generation

Meta Ads for Demolition Services in Melbourne

Melbourne demolition enquiries are not interchangeable.

How we use the evidence

A complete house or unit knockdown, a rear-extension removal, an internal strip-out and a garage or pool removal can involve different structures, surveyor information, approvals, services, access and handover expectations.

We build Meta campaigns that name the real scope, qualify the property and authority, and set an inspection or documented review as the next step rather than presenting a form submission as permission to start.

Historical account review found multiple lead-positive demolition creatives in another Australian market, with themes around whole-structure work, smaller structures, site clearing and quote-led enquiries.

That platform signal supports the trade only.

It is not a Melbourne contact, inspection, building or planning approval, quote, completed demolition, waste outcome, sale or revenue result.

This guide therefore uses current Victorian and City of Melbourne sources for the local decisions instead of relabelling an interstate campaign as local proof.

Why the location changes the campaign

The Melbourne decisions are not generic.

The practical details below shape the message, qualification questions and handover before a campaign goes live.

01The local market

Greater Melbourne has a mixed built environment that should change both the message and the form. The 2021 Census recorded 1,781,346 occupied private dwellings: 67.8% were separate houses, 16.2% were semi-detached, row or terrace houses or townhouses, and 15.6% were flats or apartments. It also recorded 30.2% of occupied private dwellings as rented.

Those figures do not establish demolition demand, but they show why a campaign should distinguish owners and authorised decision-makers, free-standing structures, shared or retained elements, tenants, owners corporations and commercial occupants.

Dandenong, Werribee, Epping and Ringwood sit in different council areas from the City of Melbourne. They are useful service-zone prompts only; the contractor should set the live map around actual crews and check the responsible council for each property rather than applying a central-city permit rule across the metropolitan area.

Victoria also separates the building-permit, planning and heritage questions. The Building and Plumbing Commission practice note says the relevant building surveyor must determine whether a demolition building-permit application needs report and consent from the responsible authority.

Under the section 29A tests described in that note, report and consent is required where proposed and recent permitted demolition together exceed half the building’s volume over the defined three-year period, or where any part of a street-facing facade that is at least partly visible from that street is demolished.

02The campaign setup

A planning permit may still be required, including through a Heritage Overlay, and the building process cannot be used to bypass it. Heritage Victoria separately says demolition or relocation of buildings and structures on a state-listed heritage place generally needs approval unless a relevant exemption applies. An ad can ask whether the owner, council, building surveyor or heritage adviser has identified a pathway; it cannot declare a project permit-free from a postcode or photo.

The work scope also changes safety qualification. WorkSafe Victoria classifies demolition as high-risk construction work, so a safe work method statement must be prepared before the work starts and the work must follow it. Its demolition guidance covers planning, essential services, adjoining buildings, manual and mechanical methods, plant, special structures and engineering investigation.

Recent WorkSafe guidance on structural collapse also recommends a competent assessment, a documented method and sequence, temporary supports where required and exclusion zones. A partial demolition around a retained wall, roof, floor or neighbouring building therefore needs a different follow-up from a clear detached structure; “careful strip-out” is not a substitute for the engineering and work controls that apply. Asbestos should be separated from the general quote path.

WorkSafe says the person performing demolition or refurbishment must identify asbestos likely to be disturbed, using the register where available or making a determination before work where it is not.

03Claims and hand-off

At domestic premises, the employer or self-employed contractor has corresponding identification duties, and asbestos that may be disturbed by demolition must, so far as reasonably practicable, be removed before demolition begins. Victorian asbestos guidance also warns that homes built before 1990 may contain asbestos and that visual inspection alone cannot confirm a material.

The campaign can collect the building age and whether a report exists, but it should not diagnose uploaded photos or imply that every demolition credential includes every asbestos class. Access becomes another Melbourne-specific qualification layer. The City of Melbourne Code of Practice applies to works affecting public space within that municipality and covers construction management plans, road activities, hoardings, gantries, scaffolds, mobile plant, skips, traffic management, barricades and municipal assets.

Those requirements do not automatically govern neighbouring councils, but they show why inner-city and constrained sites need frontage, footpath, road, laneway and public-protection questions before a start date or bin placement is offered. Finally, waste wording must follow the actual stream and destination. EPA Victoria says the general environmental duty applies to construction and demolition waste, and household clients remain responsible for ensuring their contractor takes waste to a place authorised to accept it.

Industrial asbestos waste has additional transport, Waste Tracker and lawful-place requirements. A campaign should therefore promise only the sorting, salvage, recycling, transport, tipping records, asbestos handling, backfill and final site condition that the contractor can document for that project. “Everything included”, “EPA approved”, a universal recycling percentage or a fixed clean-site result should not appear before those inclusions are verified.

Campaign angles

Start with the customer's real decision, not a generic stock photo.

  • 01

    House or unit knockdown assessment

Invite owners, authorised representatives and builders to describe the structure, proposed next use, surveyor or council stage, services, access and desired handover before an inspection is confirmed.

  • 02

    Partial demolition or strip-out

Use a separate message for retained walls, roofs, floors, facades and occupied or adjoining areas so the enquiry captures structural advice, protection work and staging rather than being treated as a simple knockdown.

  • 03

    Garage, pool or site-clearing enquiry

Qualify the exact structure, access for plant, hazardous-material information, removal and fill expectations, waste streams and intended finish instead of bundling every smaller project into one low-price offer.

The enquiry path

Give the team a usable brief.

  • 1.Identify authority, property and retained work

Collect the Melbourne suburb, the enquirer’s relationship to the site, property and structure type, approximate scale, full or partial scope, retained elements, neighbours and intended next use.

  • 2.Surface permits, heritage and asbestos

Ask about the building surveyor, council or planning advice, Heritage Overlay or state listing, building age, asbestos register or report, service disconnections and engineering information without treating an answer as clearance.

  • 3.Prepare access, waste and handover review

Capture frontage, driveway, laneway, road or footpath constraints, proposed plant and skip placement, known materials, disposal records, backfill or clearing expectations and preferred timing for follow-up.

Claim checks

Keep the offer persuasive and supportable.

  • Separate building, planning and heritage steps

Do not call a lead approved or permit-free. The building surveyor, responsible council and Heritage Victoria can have distinct roles depending on the demolition, planning scheme and property.

  • Match safety and asbestos claims to capability

Publish only current registrations, licences, insurance and work scopes, and never imply that demolition experience automatically covers structural advice or every class of asbestos removal.

  • Define disposal and final-site inclusions

State whether sorting, salvage, bins, tipping, Waste Tracker records, backfill, compaction, clearing and documentation are included only after the material, destination and handover scope are confirmed.

Melbourne demolition services advertising FAQs

  • What should a Melbourne demolition lead form ask?+

Useful fields include suburb, the enquirer’s authority, property and structure type, full or partial scope, retained elements, approximate scale, building-surveyor or planning stage, heritage information, building age, asbestos documents, disconnected services, site and street access, plant or skip constraints, waste expectations, timing and intended handover. Photos can support triage but cannot establish permits, structural conditions or hazardous materials.

  • Can a Melbourne demolition ad say no planning permit is needed?+

Not as a blanket promise. Victoria’s building-permit process can require report and consent under the volume or visible street-facade tests, and a planning permit may separately be required under the planning scheme or Heritage Overlay. State-listed heritage places have their own Heritage Victoria process. The campaign can ask what has been checked and explain genuine assistance, but the appropriate authorities must confirm the pathway for the property.

  • How should a campaign handle partial demolition and asbestos?+

Partial demolition should identify every retained or adjoining element and whether structural advice, temporary support or staged work is expected. The asbestos path should separately ask about building age, registers, reports and known material. WorkSafe requires likely asbestos to be identified before relevant demolition or refurbishment work, and visual advertising cannot confirm it. The contractor must verify the removal licence, notification, clearance, transport and disposal requirements that apply.

  • Is there a verified Melbourne demolition result behind this page?+

No. Historical Meta review found platform-attributed contact activity for demolition advertising in another Australian market, but it was not independently verified as Melbourne enquiries, inspections, quotes, permits, projects, waste outcomes, sales or revenue. It supports trade relevance only. The Melbourne guidance is original material based on current ABS, Victorian Government, WorkSafe Victoria, EPA Victoria and City of Melbourne sources.
