Contract protections use a different band. The WA Government says the Home Building Contracts Act applies to fixed-cost home-building work contracts between $7,500 and $500,000, including associated work such as garages, sheds and landscaping, whether or not the builder is registered. Its current homeowner guidance says the builder must provide the prescribed notice before signing, the contract must be written and signed, and the maximum deposit in that range is generally 6.5 per cent.

It separately says home indemnity insurance is required for building work needing a building permit and valued above $20,000, subject to the actual work and applicable exceptions. An ad can ask about the complete project and broad budget, but it should not promise that every driveway or slab is automatically insured, registration-free or covered by the same contract rule.
